Matterport alternatives for agents in 2026, side by side

Matterport alternatives for agents, checked on 31 October 2026: Kuula, Panoee, CloudPano, iGUIDE and Vistura on price, free plans, leads and viewings.

By Vistura · · 12 min read

The Matterport alternatives agents weigh most in 2026 are Kuula, Panoee, CloudPano and iGUIDE, Matterport's own phone route, and Vistura, made for agents who want every enquiry, booked viewing and visit in one place. They differ less in the tour itself than in what comes with it: how many listings you can keep online, whether you need a camera, and where a buyer's enquiry goes. Here they are side by side, with every price taken from each company's own page.

Competitor prices are in US dollars, before tax, checked on 31 October 2026 (Matterport on 26 and 31 October). Prices change, so open the linked page before you buy. Vistura's prices are its own, in US dollars.

Matterport alternatives at a glance

If you are looking for an alternative to Matterport, start with three questions: what the free plan really gives you, how many tours you can keep online, and how you capture the home.

Matterport's price list also has 20, 30 and 50 space plans at $1,500, $1,980 and $2,940 a year, and its plans page lists the add-ons, such as a schematic floor plan at $14.99 a space.

Leads, viewings and statistics, side by side

A tour's job is to bring the right buyer to a viewing. This is what each tool does once someone is interested. Where a vendor's pages do not show a feature, the table says so; it does not mean the tool cannot do it.

iGUIDE is priced per project; its listing tools are on iGUIDE's own site.

A 3D scan or 360 photos

The tools in this list make two kinds of tour.

A scanned model. Matterport and iGUIDE scan the home and build a model from it. Matterport's viewer has Inside, Dollhouse and Floor Plan views, and measurements. iGUIDE's camera produces a 3D tour, floor plans and room-by-room measurements. Both sell plans and technical files made from the scan: on Matterport, a schematic floor plan costs $14.99 a space and the MatterPak files $59.

Linked 360 photos. Kuula, Panoee, CloudPano and Vistura link 360 photos together. The buyer stands in each room, looks around and moves from one room to the next. You capture with a 360 camera or a phone. If you are new to this kind of tour, our guide on how a 360 virtual tour works for real estate covers the basics.

For an agent, the useful question is what the listing needs to show, and what work comes after the tour: answering enquiries, booking viewings, reporting to the seller. That is what the second table compares.

Matterport with your phone

This route needs no camera: the free Matterport Capture app on an iPhone or an Android phone.

The Free plan gives you 1 active space. According to Matterport's price list, spaces on Free can be shared publicly only if they were scanned with a phone, Free has no reactivations, and a paid account cannot go back to Free.

For more than one live listing you need a paid plan, starting with Professional 10 at $108 a month or $1,080 a year. A home with more than 200 scan points counts as more than one space. All subscriptions are non-refundable, and when you cancel, every space in the account is unavailable until you reactivate it.

US agents should also know that on 20 October 2025 Zillow removed Matterport tours from Zillow and StreetEasy. On 14 May 2026 Matterport said its customers remain free to publish their 3D tours wherever they choose. Check a live Zillow listing before you rely on it.

Matterport's competitors take other routes: Kuula, Panoee and CloudPano link 360 photos for a flat fee, or nothing at all to start, and iGUIDE charges per project.

Kuula

Kuula has three plans: Basic at $0, Pro at $24 a month, or $20 billed yearly, and Business at $48, or $36 billed yearly.

The free plan holds up to 300 photos, with at most 100 uploads a month and the Kuula logo. Its catch is what your buyers see: in Kuula's words, "hotspots will not be visible to anyone except yourself". Visitors see the photos and move between them with the thumbnail bar.

Pro opens the full editor: hotspots, cards, audio, tour-to-video, your own logo and room for up to 100,000 photos. Kuula also accepts very large panoramas, up to 32,768 pixels wide on Pro, from any 360 camera, a DSLR with stitching software or a drone. You upload them on the web.

Enquiries go through a contact card built from the tour's name and description, or a Google Form placed in a card, with the answers kept in Google Forms. Statistics come with Business only, through your own Google Analytics 4. A custom domain and several logos are on Business too.

If you cancel, Kuula keeps your data for a later renewal.

Kuula vs Matterport, in one line: linked 360 photos at a flat monthly fee, against a scanned model on a plan that caps how many spaces are live.

Panoee

Panoee Free keeps unlimited projects and tours online in 3 GB of storage, with 7 hotspot types, basic analytics and a Panoee sub-domain. Extra storage costs $0.15 per GB a month.

The paid plans, on the same pricing page:

  • Pay as you go: $7 to $12 a month for 1 to 3 premium projects.
  • Pro: $22 a month, with your branding, a custom domain, a floor plan, Street View publishing, password protection and detailed analytics.
  • Enterprise: $99 a month for 1 user with a white-label domain; Enterprise+ covers up to 5 users at $950 a year.

Enquiries go out through buttons for email, phone, WhatsApp or a link, and booking is a link to your own booking page. The built-in analytics show visitors, time, top scenes, sources, countries and devices. The editor is rich, with day-to-dusk and before-and-after split screens.

Panoee works with any 360 camera that produces equirectangular JPG or PNG files. You can also export a whole project for $19 and host it elsewhere, which matters if you ever switch.

CloudPano

CloudPano sells Pro Plus at $33 a month billed yearly, with unlimited tours, and you can try it free without a card.

Its most distinctive feature is a live 360 video call inside the tour: you guide up to 4 people through the home in one call. Pro Plus also includes lead generation, a white-label tour on your own URL, and Google Street View uploads at $9.99 each.

To capture with a phone, CloudPano sells a Mobile Kit at $117: a motorised rotator, a fisheye lens that clips onto the phone, a mini tripod and access to its capture app. It comes free with Pro Plus billed yearly. CloudPano also says its tours integrate with US and Australian portals such as realtor.com, Zillow, Apartments.com and realestate.com.au.

iGUIDE

iGUIDE, from Planitar, is a camera system. The PLANIX camera is listed at C$3,499 and produces a 3D tour, floor plans, room-by-room measurements and property reports.

iGUIDE prices each project by floor area: its cost calculator estimates the fee for a given size, so check the current rate there before you order. You can buy the camera, or order an iGUIDE from a photographer who owns one.

Vistura: the alternative built for an agent's listings

Vistura is a 360 tour app made around what an agent does after the tour goes live: answering leads, booking viewings and showing the seller what is working.

Start with the phone you have

Any 360 camera works. If you don't have one yet, start with your phone: Vistura Capture runs in the phone's browser, with no app to install and no kit to buy. It guides you through 24 to 35 shots per room and stitches them into a 360.

Free: 3 tours online at a time

The free plan has no card and no time limit. You get:

  • every lead, in full, in your inbox and by email, with a one-tap reply by WhatsApp, phone or email;
  • visits and leads for each listing;
  • a link, a QR code and a public profile;
  • social images ready to post;
  • sold listings that stay on your profile, with no limit.

No card and no time limit. When you want your own brand on every tour and no limit on listings, move to Pro.

Pro: unlimited tours online, under your brand

  • Your logo and colours, no Vistura badge.
  • Viewings booked into your calendar: buyers pick only the times you are free and get a confirmation by email, with a calendar file.
  • "Before you call": the rooms each lead saw, for how long, and where they came from.
  • The owner follows the tour and its numbers: visits, where they came from, the rooms seen most and how many leads arrived. They never see who the leads are.
  • Floor plan, video, narration and a guided tour.
  • Advanced statistics with the source of every visit (portal, WhatsApp, QR, social), including portals such as Zillow, Realtor.com, Rightmove and Zoopla, with the history kept from day one.
  • Invite editors, such as your photographer or a colleague.

Business adds 3 people, shared tours, leads and agency brand, and your own domain (tours.youragency.com).

Bring your tours with you

Drop a Panoee, krpano or Marzipano export, or a .zip of your 360 photos, and Vistura builds the tour. An export keeps its links between rooms. For tours that live on Kuula, CloudPano or Matterport, bring your original 360 photos.

What Vistura costs

Pro is $29 a month, or $24 billed yearly. Business is $59 a month, or $49 billed yearly, for 3 people. Subscriptions started by 31 December 2026 get the founder price, kept while the subscription stays active: Pro at $24 a month or $19 billed yearly, Business at $49 or $39. Free costs nothing.

You can change plan or cancel any time, and your leads and data are always yours to export. The details are on Vistura's plans.

How to choose: four questions

Answer these four, then read across the two tables.

  1. How many listings do you need online at once? Count your busiest month, plus the sold homes you want to keep online. On Matterport, the plan sets the number (10 on Professional 10). Kuula, Panoee, CloudPano and Vistura Pro do not cap it; Vistura Free has 3 at a time.
  2. Who captures the home? You with the phone alone (Vistura Capture in the browser, Matterport's app), you with a phone and CloudPano's $117 kit, you with a 360 camera (every 360 photo tool here), or a photographer with a scanner (Matterport Pro3, iGUIDE). Our guide to what a virtual tour costs compares doing it yourself with hiring a photographer.
  3. Where should an interested buyer go? Into Google Forms (Kuula), a button to your WhatsApp or booking page (Panoee), a live video call (CloudPano), or your lead inbox with a viewing booked into your calendar (Vistura Pro).
  4. What will you show the seller? Matterport's space traffic analytics, your own Google Analytics (Kuula Business), Panoee's analytics in the editor, or owner access to the tour and its numbers (Vistura Pro).

Before you pay for anything, put one real listing into two of these tools. Every tool here except iGUIDE has a free plan or a free trial, and one afternoon shows you more than any table.

For the basics of making a 360 tour, see our guide to real estate virtual tours. To try Vistura on your next listing, start free: 3 tours online at a time, no card.

Frequently asked questions

Is there a free alternative to Matterport?

Yes, several. Panoee Free keeps unlimited tours online within 3 GB of storage. Vistura Free has 3 tours online at a time, with every lead in full. Kuula Free works, but visitors do not see the hotspots. Matterport's own Free plan gives you one live space, scanned with a phone.

Do I need a 360 camera to replace Matterport?

No. Vistura Capture works in your phone's browser, with nothing to install and nothing to buy, and Matterport's app captures with the phone too. CloudPano's phone capture comes as a 117 dollar kit with a motorised rotator and a fisheye lens. Kuula and Panoee need 360 photos from a 360 camera or a stitched panorama.

Can I move my tours from another tool?

Each tool hosts its own tours. Panoee sells an export of a whole tour for 19 US dollars a project, and Vistura imports Panoee, krpano and Marzipano exports or a .zip of 360 photos. For tours on Kuula, CloudPano or Matterport, keep your original 360 photos and upload them to the new tool.
